i built a 16x22 deck that is only 23in. off the ground.two 36in openings..i already had the footings there from the previous deck.better off doing it yourself if capable..i spent 2400.00 for the beams,joists,all screws and hangers,48 16ft deck boards and stain and brushes..the 6 6ft railings cost about 900.00 because i went vinyl with them ..lot of work for one person,but worth the effort.. |

The ramp is very nice and he disassembled an old ramp. He built the new ramp on the same runners and didn't replace footings. It is a straight ramp with railings and post on both sides with square tops. |

I am having the small wooden deck on the side of my house replaced with another small deck built out of composite (TimberTech. The deck will be 7ft length X 4 ft width. The deck will include three steps on both sides of the deck with railing across the length of the deck. The contractor will pull the permit but I will pay for the permit. What should I pay for a deck this small including labor and the pulling of the permit? Please let me know asap. I appreciate your help. |

I have plans for an 11x20 deck using Azek decking and railings. Approx. 32 inches off the ground with 3 ft. wide steps in two locations. I will be purchasing all material. What is a fair amount for labor in the northeast? |

They just poured the footers and I asked them to extend the deck to 14X16 from 12X16.How much should I expect to pay. The material diferance is 240.00 and the cost to exchange the 12 foot boards. |

We are getting a 14x24 covered raised deck with gable style roof with shingles. We have a price of $13,000. What do you guys think of this price. We talked about composite railings, but decided to stay with P.T. Contractor did say he was using a better quality PT wood. |

How much should I expect the overall cost to be of a 16x16 deck build on a sloping backyard? It will be 12 feet off ground at highest post; 4 feet at lowest point. Railing, 2 sets of stairs - one set at the 4 feet height, 1 set with platform and steps. |

McPanse, if you are going by the prices listed in Remodeling Magazine yu might want to note that a 20 x 16 high end deck in NJ averages about $38,000. A midrange deck averages about $15,000. |

This estimate from a reputable builder includes $3,400 for replacing a window with an entry door, a job that entails cutting through brick cladding. Job includes stairs with a landing and railings with wood spindles and Azek capping. Not counting the door, this quote works out to $70/sq ft. Seems high. Remodel Magazine says 16x20 composite decks should cost around $15K in DC area. Interested in opinions. |

In response to your post about I wouldn't spend any less than $32. sq ft. per deck. I agree to most of what you are saying. But, where I am from (Northern KY OH area) For 14 years now I have been doing my own sales, design , building with as many as 15 and as few as 3 w-2 employees. I agree with all you have to say about insurances and all involved. But don't generalize that ( fall for we don't use sub contractors line) because we don't. It may be rare, but we have for 14 years. Ryan. You fail to see the difference between GC-ing a job yourself (i.e you hire the carpenters and run the job & company) and hiring a GC to get the job done for you which is what I do. If you were to build a deck for someone and you are paying a carpenter $25 per hour what are you going to charge your client for that carpenter to build the deck? Really, tell me what you would charge for a basic deck that came to $4,000 in materials and $3,000 in labor (a total cost to you, the GC, of $7,000). I'm curious to know what you think a good price for this would be. And please tell me hw you arrive at your price. I've been doing this a long time and rarely meet people who know how to run a business. Sure, there are many skilled carpenters but that is not what we are talking about. We are talking about a company that will provide a great product, great service, and will always be there for his client. I don't mind that people like you want to shop around for the best price...what bugs me is when people tell contractors what they should be charging with nothing to back up their numbers. |

I own a mobile home park and I have hired many contractors to build decks because the park I own has a flood plain of 6 feet so when we bring in a new unit we build a deck on one side and stairs on the other, and I have paid as little as $1000K for 2 stair with 4x4 landings up to about $10000 for a deck and 2 stairs. I have had high priced contracters do garbage work and I have had low cost contractors do great work. A contractors overhead is not my concern, I want to know what job X will cost to build matereals and labor PERIOD. Unless you are guestimating when you order the matereals you have a list, is it difficult to make a copy of it? It is difficult to make a copy of the recipt? I may be getting a better price because the 3 guys I use get so much work from me but there is no reason a deck can't be built for $25 SF for the deck and $15 per step for the stairs. Personally I don't ask for estimates for decks anmore, I simply say I want A,B and C done and I will purchase and deliver all matereals and am willing to pay $25 per hour and give you up to 40 hours to build it, take it or leave it. Very few carpenters (in Illinois) that is wiling to build a small deck earns $1000 a week and when I can give a guy 4 weeks of work few pass on it. I am all for paying top dollar for difficult work, but a deck is so simple there is no reason to overpay, watch DIY, Hometime or HGTV and have 6th grade education and you cna build a deck, Lowes will design it and give you simple plans and everything you need to build it and to get a permit , even if you have limited tools you can rent what you dont have. I only hire people because I dont have the time to do it myself, but dont come to me with your tricked out $60K Dodge 3500 pickup without a single scratch on it and complain about your overhead... Maybe lower your overhead if you don't have enough work to cover it without jacking up your price. |

Choate in NJ is way high, but maybe not that all that high for living in nj. After paying taxes on a high income to federal & State plus insurance, Same deck in FL for $10k, is $40k in NJ. Whew! |

We have a 2 story deck we want demolished and replaced. The contractor said he could remove the deck from our home, framing and all. Then build a new two story deck. first level 320 sq.ft. and second level 440 sq. ft. overhanging deck below. They will install mahogany decking and custom built mohogany railings. They will have to pour new footings as well since most of our footings currently are just cinder blocks!Our home is also on top of a hill. Is this a good price? |

Got to agree with Choate, If you want a pro to build it you will pay. Do some of you diagnose yourself when you are sick? No, you go to a DR. I always laugh at people who make such outlandish claims regarding the working guy. They sound like the professional that charges 200.00 an hr for advice or those that get large bonuses by way of tarp money then whine when someone charges them! They sure know how to justify their pay though. Bottom line if you can do it yourself, do it. Just don't compare your work with Choates. My father and I built a deck that is 12x12 and is 16 feet off the ground. 15 years ago the cost was 4k. Of course Dad worked for free. I too can build my own deck as I am 'handy' can I do it professionally? No. |

I have estimated my costs for footings, framing, decking, fasteners, rails and seating at $11,500 for a ground-level, two level deck. The Azek decking quoted to me ranges from $3.15 to 3.35 per LF. Does this seem reasonable to the experts? I'm reeling a bit from the sticker shock of materials. |

We would like to build a two level deck with steel frame construction one is 14 x 30 and the other is 14x12 . the decking would be pressure treated . The 2nd level is obvioulsy at the 2nd level of the house so quite high. We have been quoted 44000 canadian any thoughts. Joist will be steel as wellas all posts. |

I built a multi-level deck with concrete footinigs, 4x4 concrete blocks attaching them with hurricane straps. It has two trap doors for storage, three step cases and railings all around. After building it I also stained it. I drew the plans and the owner bought the materials. How much should I have charged for labor?? |

Professionally built decks are not done by someone who is a handyman. They are built by experienced "seasoned" carpenters. A low ball price from a contractor or local handyman may get the job done, but the end results are never the same. There is NO comparison when it comes to the quality of the workmanship. Deck building and deck renovations are a specialty. A deck builder needs to know building codes and how to work with the materials, as per the manufacturer, be it a composite material, a wood or whatever.
A reasonable price for a composite deck by a pro, is worth $45 a square foot. When the job is done the deck is structurally sound, and looks like a fine piece of furniture. "Everybody says wow" |

Getting a deck (464 sq ft) with a roof (190 sq ft)done using Treks. The railings will be all white Vinyl. 45 deg edges and one staircase to go down 4 feet.
Is 17000 a fair price for labor and material? |

i am a contractor for 20years for pt decks basic railings 2x2 ballusters 1 set of stairs with cocrete pad we charge approx.$25to $30sqft. also debris removal permit fees are extra the debriscosts money to get rid of and cleanup which some people dont realize cedar deck$45sqft+ |

i am looking at building a new deck on the back of my house - part of it would be 18X12 feet with no stairs and an 18 ft railing on one side. the other part would connected and be 11X6 feet with 1 step and a 6 ft railing on one side. total sq ft of 282. Bid at $8000 or $28.00 a sq ft. Does this seem like a reasonable cost for simple deck with no additional features? |

Deck is build around solarium that is 20 ft wide. A 6x12 extension is added to connect the doorway to the deck area. Transcend Trek was chosen for the floor, post, railings and ballusters and 2 stairs with Gate. PT for the frame. Total material cost was 11K. Labor=4K |

Got a quote from a company I was excited to work with, but it seems extremely high. $36.00 per square foot, with basic PT wood, which the contractor himself told me is dirt cheap right now.
The deck would be 10x18 feet, off the back of my townhouse. No stairs, about 8 feet above the ground.
Using all pressure treated wood. To me $6,500.00 seems extremely high.
They are quoting another $2,500 dollars to remove an existing window, and install a new slider (not included in cost). |
