The living room was 20 by 20 with 10'ceilings. Also had the hall wall leading to the upstairs painted; this was another 30'wall. I had a custom color done. I asked for the job at noon since I needed it to help sell my house and my Realtor wanted it for the next morning. The contractor delivered a perfect job over night for $600 (Dollars) and the cost of the custom paint. I was very impressed with this company: March Remodeling out of Belmont. |

The national average cost for painting new construction interiors is $3.65 per sq. ft. ( heated floor space ) that does not include casework like cabinets vanities etc. Repaints do not require the same volume of paint but do have a different set of challenges. Professional Repaints can run from around $2.00 - $5.00 & up per sq. ft. HFS. |

Solution for everyone wondering about pricing. Figure it out like a professional contractor would. Ask the painter how long it is going to take them in number of hours. Muliply this by $25.00 - $40.00 / HR depending on the detail and type of finish (likely around $30.00). Add it to the costs and add in 25-35% for overhead if you are dealing with a legit business. This should be your number. Those are the two big price variables. Labor and overhead. Check their last two references. How long ago did they complete these jobs. Was it 3 months ago? If so, may not be a legit operation. If they are booked out a ways, this could be a good sign. Ask questions about prep, cleaning and who is doing the work. Get an insurance certificate. Here is a test. The guy who comes in the middle of the range in estimated hours to complete the project, may be your guy to use? Beware of the low price! When a contractor underbids a job....things can get ugly. Poor workmanship. Extra charges. Good luck. |

Ever heard the expression "you get what you pay for". Trust me, you don't want to learn the hard way. There are contractors out there that will work by themselves rather than having multiple employees, and for good reason. Working by yourself or with one or two trustworthy employees, you can control the quality of your work. The home owner would respect quality over price any day. There are many contractors out there that will make their money with speed and poor quality at the lowest price. All this does is makes it harder for other contractors from succeeding in running a legitimate business and doesn't give the homeowner the quality he or she deserves. The cost of running a legitimate business can be expensive, and gets over looked when handed a proposal. We have Machine/equipment cost and maintenance cost, painting supply cost, fuel cost and vehicle maintenance cost, home and mobile phone cost, office supply cost, advertising and website cost, and the list goes on and on. Taxes paid to the IRS every year. You get the picture. Legitimate small businesses are dropping like flies because of the under bidders that shoot for speed and poor quality. And we wounder why our economy is so messed up today! |

I am renting a house that the previous tenant painted every single wall a room defining color (burnt red and gold in the liv rm, pepto pink in a bedroom, etc). Any cheap painting tips I need to be aware of? I'm buying the cheapest neutral paint (about $8 a gallon) I can find since it's just a rent house but should I still be getting something a little better? I don't have a lot of money to spend to make this house colorfully tolerable. |

Need a 12x12 living room and ceiling (1 color), 12 x 12 dining room and ceiling (one color), 12x12 bedroom and ceiling (one color), small stairway (one color), hallway (one color), all baseboards in above, trim around 6 windows, 8 interior doors painted. A friend is doing it and does nice work and has said 'we' will work out a price. I know he will want to charge next to nothing but I want to be fair. How much should I suggest as payment? |

I have been painting close to 20 years as a full time painter. If you want it to look professional, hire a real pro, or a full-time pro who does side work. I have the ability to make any job look perfect, however my talents are all based on time and not everybody wants a level 5 finish so I adjust to fit home owner's needs accordingly. Outside of painting I can tape/spackle repair any interior surface, drywall or plaster just as perfect as a seasoned drywall finisher who only does that one task for a living. As a full-time pro, I do side work and charge less than it would be if you hired a Company to do the work, so for the savy home owner who wants high-end quality for less, you may consider going with a pro who does side work on the weekends. |

Had to remove wallpaper paste on 1 wall in the den, and all 4 walls in the bathroom. Spackling, and paint job was okay but not as expected from a professional painter. One coat on the ceilings, 2 coats on the walls. Tried to get buy with one coat on trimwork, which actually needed more. Claimed he put on 4 coats??? Don't think so. Sloppy cut in. Wall paint burning through on trim in the bathroom. |

12 by 14 room..The job took a total of 7 hours, including prep (wall repair), 2 coats on the walls, 2 coats on ceiling and 2 coat trim. Total cost was 51.00 We had extra ceiling paint we gave the costomer. We charged 250.00 for labor. Total price 301.00. "It came out beautiful !" costomer loved it, Not onky looks wise, but also the price very reasonable for professional painters.. DnALandscaping/Painting "Making your house a home" |

The painter we hired came highly recommended from acquaintances from church. We had the den, office and guest bed and bath painted for much cheaper by our handyman and I THOUGHT it looked good. That is until I can compare it today to the job done by a real painter. He listed on his business card that he was a "Master Painter" and I questioned him about what this meant and now I know why his work is SO much better than the handyman'w work. |

First, if a master painter doesn't charge a high enough price, he won't be in business next year.. can't afford to fix any warranty items, can't pay to get certifications and keep current on the latest technology. I currently have many certifications, most recently EPA Certified Renovator, I'm a 3 generation painter, have completed over 700 contracts.. High End houses from $45,000 to paint the interior, commercial jobs over $300,000 5 week project/5 guys, gold leafing, incredible graining work, restore churches, restore older homes and buildings etc.. The cost doesn't matter if the customer is happy.. I once gave a price to paint a room for $12,000.. the owner wouldn't give me the job.. He said I was too cheap!!! Your goal in bidding work is to win 20 to 30% of the work you bid.. if you don't, you're too high or too low.. enjoy.. |

i gave a bid of 800$ for one room 22x22 high cathedral ceilings with cracks to be fixed and painted.also 200ft of trim to be painted plus risers on 9 stairs one coat on everything homeowner had allready painted everything years ago is this a reasonable bid?homeowner is buying the paint |

paid a friend out of work to paint 11 closet doors. He would only paint by hand. they were 6 panel doors. 2 coats of paint. no taping. I bought supplies. took him 5 hours. Did I pay him enough? |

We have about 1200 sq ft of wall to paint across the 2 story entry foyer and into the great room that is 16*16ft. New construction with nice white paint currently. Job does not include ceiling, primer, or trim paint. Only 2 coats in foyer and great room. |

Inherited a house that is a disaster. It hasn't been painted or cleaned in years. Many of the walls are in need of extensive repairs to the plaster. The painter says that he will have to paint the rooms with KILZ or at least use a paint that has KILZ in it to get rid of the smell. The above quote to paint average size living room (12 x 14) but first the wallpaper must be removed and the walls sanded, small dining room, 2 bedrooms, attic dormer (wallpaper must be removed first). Walls and ceilings all to be painted beige and white ceilings with moldings. In addition, there are 5 closets. Also paint ceiling and upper one-third of the walls in one bathroom and the ceiling. And paint one tiny bathroom in the upstairs dormer. No windows to be painted. Paint on some of the ceilings is pealing. This house was very neglected by the relative who lived there and we are trying to get is ready for sale. Also paint a ceiling in a family room. I am willing to go along with this estimate but other family members think the price is high and that they can get the rooms painted for $300 a room. What is the consensus of opinion on this estimate? |

We run a group home and have twelve residents at all times. After getting bids from several contractors, it seems like this is the most reasonable estimate, not necessarily the lowest, but the most thorough, with all prep and materials included. There will be patching in most rooms, and all ceilings and walls will be two coated with Benjamin Moore paints. We are not doing a severe color change, and feel like the quoted price of .75 cents per sq/ft is very reasonable, considering how large this home is. Several references from people in many different towns, and most were impeccable and had nothing but praise for these guys. According to an average of our several estimates, we have a little over 17,000 square feet of paintable walls and ceilings, and none of the trim needs to be touched, as the poly still looks great. Does this seem about right?? |

We had our living room, dining room, 1 1/2 bathrooms, 2 bedrooms, game room, and hallway painted. We also had some of our siding along with the trim and gutters painted. We had two separate quotes. One for the interior and one for the exterior. Had we done them separately, it would have been more expensive, but since we hired them to do both, they gave us a rather generous discount. The more you get done at once, the cheaper it is in the long run. They did a great job and we are happy with the results. |

My house has wallpaper all over the place. painted wall visible only inside closets in the entire home. Got a quote of 7K + paint for removal of wallpapers and glue, 1 coat ceiling, 2 coats walls and trims, patch up, caulking trims, baseboards, (no doors), staircase raisers, degloss trims, etc.. Is this a fair price ? references were good. 7/10 and 9/10. |

even contractors who post here are confused. homeowners:1. explain in detail the project on paper and what your expectations are - get 4 solid detailed bids (if your lazy about this, prepare for likely dissapointment) 2. talk to their last 4 customers 3. see their work if needed 4. |
