I paid the first contractor $1800. It leaked the same year that the work was done. He was referred by a friend later I found out he was going through a divorce so he was side tracked! Left the area unable to contact. The second guy was a neighbor who does maintenance work in our park and others in our area. Paid him 900. I have had major leaks now for 10 years. Losing faith.

Had these men for another job, and rehired since they did good work. Not cheap, of course. Utilizing 2 5-gallon buckets of roof coating (the black stuff, not tar) opting for the 3-year kind, versus the silver kind that lasts 5yrs. Ran around $90/bucket. Took 2 men a half a day.
