I am obtaining quotes in NH to build a garage with a concrete floor. A two car garage 24x24 with no finish work on the inside. I have three quotes $20,000, $32,000 and $51,000. I'm not sure which contractor is actually "in the ballpark" since the numbers are so far apart. Any suggestions
i just built a garage and it is a 3 car garage and was 20100 but i live in wisconsin, dont know the costs in new hampshire but i would definately double check. do you have a lowes or menards out there? they would be able to give you atleast the material estimates if you let them know what you are looking for. maybe this would help you out

I got a few quotes for my garage but I'm trying to not goto an architect... So I went to a place in brookfield, CT He quoted me 45,000 +/- for a 32x28 2 car garage, includes plans, 2 garage doors, and something like 4 windows...Unfinshed up stairs, (its a 1 story with loft, no dormers, barn style roof) so I now get a few est. for a foundation 14,000 (my friend is doing the escavation for a 400.00) is this anywhere near ball park?

My garage was built in 1916 (at least half of it was-the other half was built later) and is falling deeper and deeper into the ground and is even starting to separate in one corner (we can see light). What should I do? Jack the house up and re-pour concrete? Brace the garage together somehow?
Costs are down due to the slow down in building, great time to build a gargage though. A totally finished out 2 car garage, side workshop, insulated door and over 300 yards so earth moved, 30 yards of gravel and 4 foot sidewalk in the front. We also have a permit requirement of stuco siding or fire resistant siding which may add to the cost, but we are in a fire prone area in N.Cal. Less than 30 days from start to finish for construction, 1 week of rain delay.
In May '08 I started building a 34'x25' 3-car garage with finished floor above and an attached breezeway. There are some fancy customizations and "bump-outs" to make it look interesting. The only thing I have contracted out is the work for the foundation (17K) and the design (2K) and it will end up costing about 60K when I complete probably sometime next year. I have a 3 car carport that already has a poured floor and a closed in roof. The size is 24 by 28 and the contractor just has to frame up the sides and 2 8 by 9 openings for the garage doors and then put 4 plain vynal standard windows and 2 entrance doors in and finish out with vynal siding. It will not be finished out inside. Is this price too high?
These guys just got done with my new garage and what a great job they did. Working with Frank was like working with my brother. The builders Dave and Jim answered all my questions and even made some small revisions at no extra cost so everything would turn out right! I got 2 8x8 doors with openers, a pedestrian door, and no windows. This job did not include electric or cement as I did that myself.
2 Car Detached Garage ~ 28x32 ~ used 2x6 walls for better insulation (R19) as i heat it in winter. vinal siding and 30year shingles. I hired a seperate contracor for the cement and garage. Garage doors 9x8 are best i could get on the market (R18) steel doors @ $1,400 each.
I got a very well built garage. The quality was great and The contractor did every like he said he would. It has 2 8x18 ft roll up doors with openers, wiring through out. 5/12 roof pitch with shingles on the roof and vinyle siding for the walls. It is not finished inside, but it was framed ready to go back and finish later. It has a concrete floor and is framed off of a 20" brick block wall that sits on the concrete pad with a footing underneath. The inspector said it was a nice built building as is all of the buildings that this contractor builds. Bids in, not built, may be my own general contractor to try to reduce price. Split faced block garage with brick front to match house. 40x26'. this is a dream and the dream is falling on hard times. One more bid due hope it comes in lower, or I'll have a big project on my hands. Already have finished concrete and electrical broken out. Hoping for $42K without those, then I'll move forward.
We have obtained 2 bids for a garage add on. We have a three car garage and want to add a 4th bay. The quotes have been $38,900 and $57,500. I believe that we will go with the higher bid, simply because this contractor explained all of the costs and the rationale for various steps in the process. He provided a detailed plan. The other contractor sent an email with no itemization. For those comparing cost, our add on will be brick, which accounts for nearly $10,000 of the estimate. Finished size will be 32 X 16.
We has a garage built last summer and the cost was really good. Check into out the Springfield ohio contractors. It also depends on the price of lumber at the time the garage is built. Maybe you could keep an eye on the lumber prices and when the price is low hire a contractor.
