Fresh paint not only brightens and updates a home's exterior, it also provides a protective seal against weather damage.
Typical costs:
Exterior paint averages $25-$40 a gallon, and a 3,000-square-foot home takes 15 or more gallons of paint, or $375-$600 just for the paint. However, really premium paint can cost $50-$100 a gallon, or $750-$1,500 for that large home. Doing it yourself also requires renting a pressure washer or sprayer for $50-$100 a day; extra-long ladders or scaffolding at $20-$75 daily; and a power sprayer for $50-$100 daily, plus masking tape, drop cloths and other supplies. However, it's possible to paint a large, two-story house for materials-only costs of $400-$600.
When hiring a painting contractor, paint and supplies make up about 15-25 percent of the cost, while 75-85 percent goes for labor. Costs typically average $1,500-$3,000 for an average single-story, three-bedroom home, but easily run $3,000-$5,500 or more for a multi-story or multi-level larger house.
What should be included:
Choose the best quality paint you can afford; it lasts longer. Experts estimate that the outside of a house should be painted every 5-7 years, but less-expensive paint may start peeling or fading in 4 years or less while really high-quality paint will hold up a bit longer. Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer.
For the actual painting, spraying is faster and easier (and cheaper), but hand brushing (which is time-consuming and more therefore expensive) provides a thicker coat which provides better protection by penetrating deeper into the wood and crevasses.
Most painters' estimates will automatically include finishing touches such as varnishing, re-finishing or painting the front door to match the new paint color, and re-painting mailboxes, street numbers, drain pipes and other accent items.

If you live in a historical district, a development covered by a homeowner association or other planning restrictions, check to see if there are any rules covering your exterior painting project. If the house was last painted before the 1980s, the existing paint could be lead-based; the National Lead Information Center provides safety details.
Additional costs:
Rotted wood or siding should be replaced, and all loose boards or trim fixed; if extensive repairs are needed, that adds to the cost of the project. Prices will vary depending on the type and extent of the damage.
Changing from a light to a dark color or vice versa means more coats of paint and can add up to 25 percent or more contractors' estimates.
Discounts:
Contractors' prices are sometimes lower in early spring or late fall--the off-season, when fewer people want their houses painted--than in peak summer months. Or ask about a lower price if the job is done as a fill-in, with the work done in-between other projects.

Get estimates from several contractors, request and contact references, search for complaints at the Better Business Bureau and check that the company is properly bonded and insured, as well as licensed in your state. Only pay a small deposit, and don't pay the entire amount until the job is finished to your complete satisfaction (both painting and cleanup).
Our property manager received a quote from his go to guy of $8,000 to remove wallpaper (in a couple of rooms) and paint (basic flat eggshell). I am willing to pay a fair price, but this seems outrageous!! Please advise.
I'm a painter in Vancouver, BC, Canada and just finished a small cedar shake house over the last few weeks. It blows my mind how cheap people expect to have work done. My prices are in the lower-mid range in this city. Two coats sprayed on the body/soffit and two on all the trim.
Looks like a new house. Took 1 week-mostly prep. Lifetime warranty. Will never have to paint again. Thank goodness I found them...even did minor carpentry for some rotted trim and clapboard.
Spray guns are crap for domestic house painting. Way to much overspray it gets on everything. Anyone who says spray gun is the way obviously uses one and therefor won\'t put it down in any way. I\'m a painter 20yrs in the job and I own 2 spray guns top of The range and hounestly they are crap. That\'s why it\'s expensive for a good painter. $10,000 American for 3000 sqm with a spray gun is robbery!!!

Davis Painting did a wonderful job painting our house. They used 3 different colors, 4 if you count the front door. Our home had just been resided and the paint job looks fantastic.
I used these guys to paint my trim, cielings and walls. The did a great job preping the walls, where clean and professional. I am very picky so I wanted to make sure I had hired a contractor that would pay attention to detail.
He kept jacking the price and I thought but seemed like a good guy. He worked hard but I cant figure out how he charged 10000 for prep and paint...can anyone advise me. Its a bunalow that needed good sanding and pressure washing. He still wants another 2000.
Home is strange 3 stories from back but one story in front - home is built into hillside , around here a REALLY tall home, some painters wont do the house because they dont have ladders tall enough so it was difficult finding someone willing AND reasonable in price - Pressure wash , Sherwin Williams Loxon primer,then Sherwin Williams Super Paint all around.
Didn't pressure wash the home prior to painting. Contracted for one coat. Missed a lot of spots in shingles crevices and complained that because the wet paint was the same color as the dried paint he couldn't see where he painted which resulted in a lot of touch ups. Still not perfect, and doubt he would come back to fix areas I noticed were not painted after he left.
I had the exterior of my home painted by Perea Painting in Orange County California at low cost and quality work (They had a special going on for Exterior house painting which made them really reasonable). These were REAL painters from Orange County. Their services were quick and left the exterior of my house looking great. Thanks for the estimate calculator!
Painting Professionals. They did a fabulous job with a crew of 4. We had them paint 4 colors. Fair Price we had 3 bids they were in the middle but had Insurance and very friendly and prompt. Have recommended to several friends with same results. Sherwin Williams Resilience paint satin finish is what they recommended. Love the results.
He pressure washed the house. Our home is 106 yrs old w/bad paint or no paint.Scrapped, primmed, caulked all windows and doors. Painted the house and will do the trim in a second color. This will be completed in 3 days he says. Is this Price to high? My dad said it is way to expensive, but I have not paid the full ammount yet.
Look at a prior post........5 guys for a 1 1/2 weeks.....wow..... over 300 man hours for 3500 dollars........... who does this work for nothing. Insurance , overhead...... The pros know.... thats the problem....undocumented workers. And people wonder whats wrong with our economy. Who (legally)can feed their family, pay taxes and live on that?

Figure cost out. Paint should represent 15 percent of total. Paint averages 400 sq ft per gallon. Average cost of quality paint equals 40.00 per gallon. One coat is not a paint job, and anyone who offers lifetime warranty is counting on not living more than several years! Spend a lot of my time doing redoes over new paint jobs!
Bought paint (Behr premium plus ultra) and supplies at Home Depot, rented scaffolding for two weeks, borrowed sprayer from family. Two spray coats with the first back brushed for maximum adhesion. Lots of prep work was required because the old paint was in such bad shape. Even replaced siding and trim where needed. All in all, took two of us seven weeks of evenings and weekends. Probably saved $6-8k by doing the work ourselves.

Talking to some commercial realtors, this is a 'good' price [up the street, similar building was $42,000]. It's so hard to swallow the idea that I'm going to have to do it again in the next 5-7 years -- but I've seen the latex around here not holding up well. That's about $6,000 a year for paint. I don't begrudge labor costs -- I feel people need to earn a wage. I have a BIG problem with paint that doesn't last [$5,000 in paint alone].
