Mobile Home Cost - Buyer Experiences and Price Information

I need to know what this mobile home is worth. Newer rubber roof, new water softener/hot water heater. All paneling. All appliances included. Has shed. But, wall to wall mobile homes in park. Train runs right through it close by. Needs new wall to wall carpet. Water stains in some places in closets and ceiling. Can use some very much needed updating. The father passed away and they left the furniture behind too. recommendations?

This single wide is in family park with lot rent of 390 bathroom needs to be updated kitchen cabinets show wear need new and there asking 25,000 I think that's to much for a 2000 single wide ?

Wood floors in common areas. Tile in both baths. New vynal siding. New exterior doors. New tape and texture walls in 50% of home traditional skirting. New Central Heat and air with new duct work. Ceiling fans in each room. 1200 square feet.

I haven't fully bought it yet but the land lady tells me I will have to pay the property tax on it and it had a leak in the roof and they replaced the whole roof and the floors and they are replaceing a few other things and painting it. I was woundering if that was a good deal or should I worry about electrical issues bc there was a water leak and aparently it went down the kitchen wall and messed the cabnets up that they are replaceing :( it's 245 for lot rent and i would be paying 200 a month toward my 23000 and i have to pay 3000 for deposit which they said would go toward my payment. Im just a lil concerned and it's a 3 bedroom 2 bath.
